Access Statement

Introduction

Beck Hithe is a traditional 120 year old stone cottage which is laid across 2 floors. Because of these factors the cottage has limited wheelchair access. We have tried to provide as much information as possible in the following statement but if you have any further queries or specific needs please feel free to call us on 01394 448483 and we will be glad to hear from you.

Arrival

The private driveway has space for 2 vehicles and is situated on a slope with a crushed slate base. The cottage itself is approached via a slightly sloping path again with a crushed slate base. It is approximately 30 paces from the gate to the front door. There is a light censor which lights the full length of the path on dark nights. The width of the front door is 74 cm. There is a small step 10 cm in height into the entrance lobby.

The garden is fully enclosed and mainly laid to lawn with large flower borders. There is a rustic slate patio with a picnic table. Here there is ample space to manoeuvre a wheelchair.

Entrance Lobby

This is a small space with a quarry tiled floor and a rack to hang coats. The door to the sitting room is straight ahead and the stairs immediately to the right. The stairs are carpeted and steep but with a sturdy hand rail running the full length. The landing leads to the 2 bedrooms and the bathroom.

Sitting Room

The sitting room is a good size with a 2 seater sofa and 2 armchairs, all are movable if necessary. There is a short pile carpet, a slate hearth with a 2 door wood burner. A door leads through to the kitchen, width 70cm.

Kitchen

The kitchen is a good size with a tiled floor. The worktops are 90cm high with an inset stainless steel sink and built in hob. The fridge, oven and boiler are at low level. The oven door is hinged from the bottom. There is a range of standard height wall units for crockery and storage.
There is a free standing table with 4 chairs that can be moved if necessary. The kitchen is well lit. There is a door leading to the laundry room. This is a small space with a tiled floor containing a washing machine and a worktop freezer.

There is a back door leading to a path which runs around the back of the cottage leading to the front. Again this has a crushed slate base

Bathroom

The door opening into the bathroom is 70cm in width. Vinyl tiles are fitted to the floor. There is a toilet which is of a standard height, a standard bath which is 55cm from the floor to the rim, a standard pedestal basin and a separate shower cubicle with a 20cm step into the shower tray. Please note there are no hand rails in the bathroom.

Main Bedroom

This is entered through a door of 70cm in width. There is a carpet to the floor, a traditional bedstead 55cm in height from the floor to the top of the mattress. There is a double wardrobe with draws under and 2 bedside cabinets.

Bedroom 2

Again this is entered through a door of 70cm. Here there are 2 single bedsteads 55cm in height from the floor to the top of the mattress, a single wardrobe and a chest of drawers.

Additional Information

There is a telephone for outgoing and incoming calls
The cottage is non – smoking.
There is a smoke alarm situated on the landing.
There is a fire extinguisher and a fire blanket in the kitchen.
